Two different Windermeres, two different roofs

The incorporated town is small: 3,030 residents at the 2020 census, 2.69 square miles of which three quarters of a square mile is water, sitting on the isthmus between Lake Down and Lake Butler. Most of the residential streets downtown are still unpaved dirt, and that is a practical factor rather than a charm point. Trucks, dumpsters and material deliveries need planning, especially in the wet season.

The town's median home was built in 1989. Those roofs are thirty-five years old or more, which puts them on a second or third covering. Step outside the town line and the picture flips: the wider 34786 area, taking in Isleworth, Keene's Pointe, Summerport and the Reams Road corridor, has a median build year of 2006 across 17,389 housing units, with more than 8,000 of them built between 2000 and 2009. That whole cohort is arriving at its first replacement now.

Then there is the water. The Butler Chain of Lakes was the first lake system in Florida designated Outstanding Florida Waters by the state, back in 1985, and open water means open wind fetch. Lakefront roofs take the edge of a storm without a tree line in the way. During Hurricane Irma in September 2017, the most damaging northeast-quadrant winds tracked through Winter Garden, Oakland, Ocoee, Windermere and Horizon West.

Frequently Asked Questions

Who issues my roof permit, the town or the county?

Depends on your address, and the split catches people out. The Town of Windermere requires a re-roof permit, with a completed affidavit and on-site photos for the final inspection, and it contracts permitting and inspections to an outside provider. Many homes with a Windermere 34786 address sit in unincorporated Orange County instead, and those permit through the county's building safety division. We confirm which applies before quoting.

Can you get equipment down the dirt streets?

Yes, with planning. Smaller staging, a dumpster placed where it will not sink, and material dropped in stages rather than all at once. What we will not do is promise a normal-access schedule and then discover the problem on day one. Mention the street surface on the form and we will factor it into the quote.

Does a tile roof need replacing when it leaks?

Usually not. On a concrete or clay tile roof the tile is the rain shield and the underlayment is the actual waterproofing, and underlayment fails long before tile does. The common fix is to lift and stack the tile, replace the underlayment, then relay the same tile with broken pieces swapped out. Cheaper than a new roof, and it buys decades. Find out the cost.
