The process
Survey the whole roof, not just the reported leak. Drains, seams, curbs, terminations and the perimeter, plus core samples where the build-up is unknown or the insulation is suspected wet.
Then a written scope. Patch and detail repairs where the system is sound. A coating where the substrate is dry and the roof has usable years left. Full tear-off where the insulation is saturated, because coating over wet insulation traps the problem and buys you nothing.
Drainage correction goes in the scope where the survey shows ponding, since fixing membrane without fixing fall means doing it again.
