Why the stain is never above the leak
Water gets through the covering, hits the underlayment or the deck, and runs. It follows the slope of the sheathing, tracks along a rafter, drips onto the top of the ceiling drywall and pools until it finds a seam. The brown ring in your hallway can be twelve feet from the hole.
That is why patching directly above the stain usually fails. You have sealed a spot that was never leaking.
The usual culprits in Central Florida
Pipe boots. Rubber collars around plumbing vents split from UV exposure, often around year eight to twelve here, well before the shingles are done. This is the single most common leak we find on Orlando homes.
Flashing. Chimney counterflashing that has pulled out of the mortar, step flashing at a wall abutment that was reused on a re-roof, and skylight curbs sealed with caulk instead of metal.
Valleys. Debris from oaks builds up, holds water and grit, and wears the surface until a seam opens.
Wind-lifted shingles. An afternoon storm drives rain sideways under a tab that lost its seal in the summer heat. Nothing looks wrong from the ground.
Nail pops. Fasteners back out as decking moves through heat cycles and lift a small tent in the shingle above them.
The process
We start inside if we can. Attic inspection with the light off, looking for daylight, damp sheathing and stain trails that point uphill. Then the roof, checking every penetration and transition in the run above the interior stain, plus a water test where the source is not obvious.
Once we know the cause, you get a written scope and price for fixing it properly. Sometimes that is a boot and a square of decking. Sometimes it is a rebuilt valley.
