Commercial Roofing in Orlando, FL
Commercial Roofing across Greater Orlando and Central Florida. Licensed and insured, with every job priced in writing before work starts.
Commercial roofing covers low-slope and flat systems on retail, warehouse, office and multifamily buildings: TPO and single-ply membrane, modified bitumen, coatings, repairs, and full re-roofs. Work is scheduled around trading hours and tenants. Orlando Roofing is licensed and insured and quotes commercial jobs free in writing.
What commercial roofs need
Different failure points to a house. Seams, terminations, drains and curbs, not shingle tabs.
The usual list on an Orlando commercial roof: open or shrunk membrane seams, ponding water around undersized or blocked drains, failed pitch pockets and curb flashings around HVAC units, punctures from foot traffic where service techs walk the same path every month, and edge metal that has lifted at a corner.
Ponding is the one owners underestimate. Standing water accelerates membrane breakdown, grows algae, adds dead load, and in this climate it can sit for days after a storm because the humidity stops it evaporating.
When it becomes urgent
Afternoon storm season is the pressure test. A membrane that was fine in April starts showing interior stains in July because the same drain now backs up under every heavy rain.
Hurricane season is the other one. Wind uplift at perimeters and corners is where commercial roofs fail first, and once a section of membrane peels back at an edge, the rest can unzip in a single event.
There is also the tenant problem. On a leased building, a roof leak is a business interruption for someone else, and it tends to arrive with a phone call rather than a schedule.
The process
Site survey, including drains, curbs, penetrations and the perimeter, plus core samples where the existing build-up is unknown. Then a written scope: system type, square footage, insulation, attachment method, warranty term and price.
Scheduling is built around your operation. Sections phased so the building stays open, work outside trading hours where it needs to be, and staged material to keep loading docks clear.
Repairs and coatings extend a roof that is structurally sound. Where the insulation is saturated, a tear-off is the honest answer. Low-slope detail work is covered on the flat roofing page, metal roofing covers standing seam on pitched commercial buildings, and a documented roof inspection is the usual starting point for a property manager building a capital plan.

Frequently Asked Questions
How long does a commercial flat roof last in Florida?
Service life depends on the system, the thickness, the quality of the detailing and how much foot traffic it takes. Heat and UV here are harder on membranes than in northern states, and standing water shortens life further. Regular inspection and prompt seam repair matter more to the outcome than the brand on the roll.
Can you coat a roof instead of replacing it?
Sometimes. Coatings work on a roof whose insulation is dry and whose substrate is sound, and they buy real years for modest money. They are the wrong answer over saturated insulation, because you have sealed the water in. Core samples tell us which situation you are in before anything gets quoted.
Will the work disrupt my tenants?
Some noise is unavoidable, particularly during tear-off and fastening. We phase the work in sections, keep access routes clear, and can run outside trading hours where the building demands it. Tell us your constraints at quote stage and they get built into the schedule rather than negotiated later.
Do you handle roof drains and gutters too?
Yes. Drain condition is part of any low-slope survey, since blocked or undersized drains cause more membrane failures here than material defects do. Scupper, internal drain and overflow work goes into the scope where the survey shows it is needed.
Can you quote from satellite imagery?
We can give you a rough order of magnitude from measurements, which helps with early budgeting. A real quote needs someone on the roof, because seam condition, insulation moisture and curb detailing are the things that move the price, and none of them show up from above.
